Pittsburg County town newest in state

McALESTER, Okla. —

McALESTER — A town incorporated Monday in Pittsburg County is the first new town created in decades for the area,  officials say.



Carlton Landing, with population of 56, is the not only the newest but is possibly the smallest town in Oklahoma, according to Grant Heath, founder of the community.



But the distinction of the smallest town in Oklahoma won’t last long, Heath said.



“Currently, at least one new home breaks ground each week in Carlton Landing,” he said.



“This growth is in keeping with (our) projections. We continue to grow our construction capacity to handle the strong market response.”



Over the next 12 months, Heath said he expects to build 50 to 60 homes in Carlton Landing.



“The overall master plan includes more than 3,000 homes at a rate of 80 to 100 homes each year,” he said.



Pittsburg County commissioners approved the incorporation of Carlton Landing on Monday after voters approved the proposition 15 to 1, during special election held Oct. 8.



“The residents of Carlton Landing voted to become a town and be self-governed,” Humphreys said.



Humphreys said the new lakefront community covers 1,650 acres and its incorporation is an important milestone for the area.



“We’ve been excited to incorporate into a municipality for some time,” he said.



The incorporation could allow the city to eventually receive municipal sales tax revenue according to District 2 Commissioner Kevin Smith.



Humphreys said the incorporation opens the door to other plans for the community.



“It allows us to move forward with some of our major initiatives such as creating a nature center, a 300-slip marina and camping facilities — all of which enhance recreation opportunities and increase public access to the waterfront,” he said.



Humphreys also said that becoming a town will also ensure that the public realm and common areas of Carlton Landing are well-maintained.



He said the community was designed according to the tenets of New Urbanism — a walkable community designed at a human scale with a mixture of home types, sizes and price points all located within a short walk from the town center.



Humphreys said the development is a big change for the area.



“For the past 70 years, we’ve seen an urban development model that isolates people and fails to respect the environment,” he said.



“Carlton Landing sets a new standard for sustainable community development which shows how a new town can bring people back together while conserving our environment and proving to be financially sustainable.”
