Water flow problem rears its head again

ENID, Okla. — The developer of a maintenance facility agreed to withdraw his request from the city’s planning commission agenda, just a week after another building plan was nixed for lack of fire hydrant protection.

Enid Property Management Co. has plans to build a property management maintenance facility at 2202 W. Oklahoma, but there is inadequate water supply in the area for new commercial structures, according to city documents. Planning Administrator Chris Bauer said Jim Henderson agreed to withdraw his request for site plan approval before the Metropolitan Area Planning Commission met Thursday.

The issue mirrors a similar one a week ago, when the Construction Board of Adjustment and Appeals denied a building permit for Roberts Ranch because the sole water line in the area did not provide enough hydrant water pressure needed to meet fire code requirements.

Bauer said the city is working to find a solution to the issue and recommended calling for a special meeting in two weeks, in case the issue can be resolved by then.

Planning Commission member and Ward 6 Commissioner David Vanhooser, however, said there is no way the city can address the problem in that amount of time.

“How are we going to resolve that in two weeks, because that is going to require changing the code requirements we adopted by the commission last month?” he said. “We’re not meeting between now and then and we sure as hell won’t get that changed in time. How are you going to get this solved in two weeks without some sort of commission action unless we just ignore the rules?”

Bauer said he did not know what the fix might be, and would not call for a meeting unless the issue is solved.

“If that solution requires going through the city commission, then that’s what we’ll do. I just don’t know what the solution is yet,” he said.
